Below is an outline of a typical real estate transaction and the level of committment and professional real estate services you can expect for us to provide:
Initial Consultation Phase
- We will recommend you get pre-approved for a mortgage loan, which will give you the same leverage as a cash buyer.
- We will discuss with you your preferences in location, property types, age, size, amenities, etc. We will then develop a Target Property Profile from your list of preferences, which will be the basis for our home search.
- We will give you an initial list of homes for sale and suggest that together we preview as many as possible to further define your preferences.
Home Search Phase
- We will search the MLS listings DAILY for new home listings and other homes for sale that match your criteria. We will then email, fax or call you with these property profiles. There are many real estate foreclosure and other home listings that are priced 25% or more under current market value... we can help you find these exceptional home values.
- We will arrange to show you all the properties you have selected to view including any you locate through other sources. Finding the ideal home often takes months, we are committed to your home search and will continue to work with you until you’ve found your ideal home.
- We will prepare a Comparative Market Analysis on all properties in which you are interested to determine their current and future market value before we write an offer. This is a very important step in a declining real estate market to ensure you're making a sound property investment.
Negotiation/Contract/Home Buying Phase
- We will help you evaluate your options and assist you in developing a strategy to purchase the selected property.
- We will prepare the Purchase Agreement (Real Estate Contract), written in such a manner that will be most beneficial to you and will best protect your interests.
- We will explain to you all legal aspects of the real estate contract to make certain you understand the time periods for contingency removal, the disclosures and your rights of cancellation as well as your duties and obligations of performance.
- We will discuss with you the pros and cons of any counter-offer and negotiate only on your behalf until a mutual agreement has been reached.
Escrow to Closing Phase
- We will review with you to confirm that you understand all seller disclosures as well as all required environmental, Federal, State and local disclosures. We will advise and perform any contractual action required as a result of your disapproval of the disclosures or any condition affecting the property.
- We will encourage you to have a professional home inspection of the property, and based on the inspectors findings will notify the seller in writing of any repairs that you request.
- We will coordinate the appraisal of the property and will provide you with a copy for review.
- We will maintain contact with your Mortgage company and the Title company to assure that escrow will close on schedule and that your interests are being protected.
- We will accompany you on a final walk-through of the home before closing to verify property condition and to confirm that all repairs and other obligations of the seller have been completed as agreed.
- We will attend the escrow closing and will double-check that all the final details and documentation are correct.
- We will present you with the key to your new home!
